The service
The Vault is a private listing room operated by LRB Real Estate Investments ("LRB"). We present real-estate purchase opportunities in which LRB holds equitable interest under contract. Membership is free, granted at our discretion, and may be revoked at any time.
No advice, no guarantees
Information on this site — including prices, property details, and comparable sales — is provided for convenience and is believed reliable but is not guaranteed. We do not provide investment, legal, or tax advice, and we make no representation about repair costs, after-repair value, or returns. You are solely responsible for your own due diligence, inspections, and valuation before purchasing.
Offers and assignment
Offers submitted through the portal are non-binding expressions of interest until a written assignment contract is executed by both parties. Earnest money deposits are due per the terms of the executed contract. Properties may be withdrawn, re-priced, or assigned to another buyer at any time before execution.
Confidentiality
Deal information — including addresses revealed to you through access approval — is provided for your evaluation only. You agree not to contact sellers directly, not to circumvent LRB, and not to redistribute deal information outside your purchasing team. Breach is grounds for immediate removal.
Accounts
You agree to provide accurate information when applying and to keep your sign-in credentials private. We may suspend accounts that provide false information or misuse the service.
Liability
The service is provided "as is". To the maximum extent permitted by law, LRB's aggregate liability arising from your use of the portal shall not exceed one hundred dollars ($100). Some jurisdictions do not allow certain limitations, so portions of this section may not apply to you.
